A PMS built for people who stay for months — not one night
Weekly and monthly rates that reprice a stay automatically, a guest app where residents actually meet each other, and shift scheduling that works for volunteers too.
We run three coliving properties ourselves — Oaxaca, San Cristóbal, Medellín — so we built this around what actually happens: someone books a week, likes it, and stays three months. The rate needs to follow that stay without a manual re-quote every time someone extends. And what makes people renew isn't the room — it's the group they found in the kitchen.

Weekly & monthly rates
Rates that follow the stay, not reset it
Set a weekly and a monthly discount tier once. When a guest who booked a week decides to stay a month, the better tier applies to the whole stay — including nights already booked — while the rate they already agreed to never goes up. It's the same rule we use on our own properties.
- Weekly and monthly rate tiers
- Extensions re-price automatically
- Already-booked nights never rise
- Per-room, per-bed or flat pricing

See who's staying
Residents meet before move-in day
A long stay lives or dies on the people already there. Guests browse who else is at the property, where they're from and how long they're around — so a new resident's first week isn't spent eating alone.
- See who's checked in now
- Guest profiles with home country
- Connect before arrival
- Private and safe by design

Activities & weekly events
The Wednesday dinner, posted once
Every coliving worth living in runs on a rhythm — a weekly dinner, a hike, a market run. Post it once in the app and residents sign up themselves, with capacity tracked automatically instead of a headcount at the door.
- Post activities in seconds
- Residents sign up in-app
- Capacity & attendee tracking
- Higher activity revenue

Built for how colivings actually run
The parts every long-stay operator asks about
Long stays bring long questions — who's covering the desk, who owes what this month, who can see what. Travel404 answers all three without extra software.
-
Volunteers, not just staff
Shift templates and the weekly rota work the same for a volunteer trading work for a bed as for paid reception.
-
Deposits & payment plans
Take a deposit up front and let the rest land in installments, all on one folio.
-
Group folios
One shared house, one invoice — or split it per resident. Your call.
-
30+ permissions
A volunteer sees their shift and tasks. A manager sees everything.

Common questions
Can guests book by the week or month, not just per night?
Yes — set a weekly and a monthly rate once and Travel404 applies the right tier automatically once a stay is long enough. No manual re-quoting.
What happens to the price if someone extends their stay?
If the longer stay earns a better tier, that tier applies retroactively to the whole stay — nights they already paid for included. If it doesn't, or rates went up since they booked, their original price is protected. We built this after a resident's stay got more expensive by extending, which is backwards.
Can volunteers run the front desk instead of paid staff?
Yes. Shift scheduling, cash drawers and permissions all treat a volunteer like any other team member — just with the access level you set.
Do residents actually use the community app, or is it another feature nobody opens?
We built it because our own coliving guests wanted to know who else was around before they got to the kitchen. It's the one feature every hostel and coliving competitor is missing.
Is there a commission on long-stay direct bookings?
No. The booking engine is commission-free whether someone books one night or three months.
